Las 20 mejores islas del mundo para invertir

Comprarse una casa en una isla paradisiaca no está al alcance de todos los bolsillos pero esta exclusividad es precisamente una de las características más buscada por los inversores de grandes patrimonios.

Las Bermudas, las Bahamas, las Islas del Canal o las Islas Caimán son algunas de las islas más codiciadas por las grandes fortunas para comprar inmuebles, según el informe Candy GPS publicado este jueves.

"La rentabilidad financiera no es la motivación principal. Estos compradores buscan el refugio perfecto y una oportunidad de configurar su propio mundo. Para ellos, lo remoto y lo privado no tienen precio. Una isla privada es el activo trofeo por excelencia", explica Nicholas Candy, CEO de Candy & Candy.

Para elaborar el ranking se ha tenido en cuenta el volumen del patrimonio de las grandes fortunas en propiedades inmobiliarias, las conexiones de transporte de estos territorios con los mercados continentales, los recursos de capital, el régimen fiscal y los precios del mercado inmobiliario.

Las Bermudas, con un precio que rebasa actualmente los cuatro millones de dólares por una vivienda típica de cuatro habitaciones, es la codiciada región atlántica que concentra el mayor volumen de propiedad inmobiliaria en manos de grandes fortunas fuera de territorio estadounidense.

Otras islas caribeñas también encabezan la lista: las Bahamas, las Islas Vírgenes Británicas y Antigua se sitúan entre las cinco principales. Esto se debe a su proximidad al gigante mercado estadounidense, a lo atractivo de su clima y a su ambiente, muy propicio para los negocios.

Las Islas del Canal –que también se sitúan en el top 5 de lista Candy GPS– son consideradas como el puerto seguro de Europa, ya que sus precios en el sector inmobiliario han resistido durante la crisis económica mundial.

Buying a house on a tropical island is not within reach of everyone´s economic means but this exclusiveness is precisely one of the most coveted characteristics by investors in large properties.

Bermuda, the Bahamas, the Channel Islands or the Cayman Islands are some of the most sought-after islands by the super rich when buying real-estate, according to the Candy GPS report published on Thursday.

"Financial profitability is not the main motivation. These buyers are looking for the perfect refuge and an opportunity to establish their own world. For them, being remote and private is priceless. A private island is the top trophy asset," explained Nicholas Candy, CEO of Candy & Candy.

To create the ranking, the size of the super rich´s wealth in real-estate property was taken into account, along with the transport connections from these areas to continental markets, capital resources, the tax structure and the real-estate market prices.

The Bermudas, with a price of a typical four-bedroom house that tops four million dollars, make up the coveted Atlantic region that brings together la largest volume of real-estate property in the hands of the super rich outside U.S. borders.

Other Caribbean islands also top the list: the Bahamas, the British Virgin Islands and Antigua are among the top five. This is because of their proximity to the immense U.S. market, their attractive climate, in terms of weather and for doing business.

The Channel Islands, also within the top 5 on the Candy GPS list, are considered to be the safest bet in Europe since the prices in their real-estate markets held up during the world´s economic crisis.
